One of the questions that is asked by clients the most:

What are my expenses to own a home in Florida?  Florida offers communities that are not as common in up North.  The most used terms and names of communities are HOA’s, CDD’s, Condo Associations, PUD’s, Maintenance Free, Gated, Attached villas and Detached villas.  This becomes very confusing for many clients.  The best way for me to explain would be to use examples of communities.  

Here is an example using Islandwalk at West Villages:

Home Owners Association Fee $3,400
Includes Lawn care, irrigation, basic cable, Guard Gate, Maintenance of Lakes, Access to Club area, fitness and pools.

Community Development District Fee $633.00 per year

Mil Rate for taxes 1.62%
For a $300,000 home your taxes would be $4,000 plus CDD
Add all of this together about: $7,250 per year “$605 per month”

Willow Chase of North Venice Florida is a gated community located just about 1 mile east of 75 off of Laurel Road.  Willow Chase is a maintenance free, gated community.  Willow Chase has a club house, heated pool, fitness center, basketball court, tennis court, play ground and nature walk area.  The fee is just under $250 per month, this will give you access to all the amenities along with irrigation for your yard, landscaping and lawn care.  If you are looking for a cozy community, this may be the one…There are 147 home sites with 2 main streets “Cielo Court and Ancora Blvd” and 2 small side streets “Reina Lane and Calais Circle”.

Willow Chase of North Venice Florida is located inside the City limits of Venice, and is only a mile to I-75 “Exit 195 Laurel Road”.  Nokomis beach is a short drive “about 10 minutes” and downtown Venice shops and Beaches are 10 – 15 minutes away.  There is a CVS within walking or biking distance along with a Subway restaurant.  Publix grocery “to open early 2013” store will anchor a new plaza just 1.5 miles away from Willow Chase.  Sarasota Florida is so close to Willow Chase “Exit 195”, Clark Road Exit 205, Bee Ridge Exit 207, Fruitville Exit 210 and University Exit 213 “Airport Exit”.  The Sarasota Mall is about 15 minutes away along with the new Costco in Sarasota.

Venice Florida Real Estate June 2012

June 2012 Sold data for Venice Florida Real Estate.  There were 162 Units sold last month vs 175 in June 2012.  This is the first breath that we have seen in quite a few months.  Lack of inventory is starting to have an effect on buyers.  They are being forced to wait for the property to come onto the market.  With only 752 active units on the market and 401 under contract properties shows that demand is still high.
Average Sale Price was at $184,248 for June 2012 vs $177,420 in June of 2011.
Below are comparisons of the first 1/2 of 2012 and 2011:
For the first 1/2 of 2012 there were 1,182 units sold at an average sale price of $183,145.  There were 113 Bank Owned sales and 117 Short Sales, giving our distressed market just a 19.5% share.
Here are the stats for the average unit this year:
2 Bedroom, 2 Bath, 1,574 sq ft, Sold for $183,145 with a sale price/list price ratio of 94%, 117 days average marketing time, 163 day average closed time.
For the first 1/2 of 2011 there were 1,015 units sold at an average sale price of $178,954.  There were 156 Bank Owned sales and 86 Short Sales, giving our distressed market a 24% share.
Here are the stats for the average unit last year:
3 bedroom, 2 bath, 1,579 sq ft, Sold for $178,954 with a sale price/list price ratio of 93%, 128 days average marketing time, 171 day average closed time.

May 2012 Venice FL Sold Data

May 2012 Sold data for Venice Florida.   There were 240 Units sold last month vs 173 in May 2011 and 223 way back in May 2004.  The chart for units sold for the first 5 months of 2005 and 2012 are almost identical.  To date there have been more units sold in the first 5 months of 2012 than for any other year…ever in Venice Fl.   To give you an idea of how different are market is today, it took until November to hit the 1,000 unit sold mark back in 2006, we have already eclipsed this mark in May 2012.  Venice hasn’t ever sold 1,000 units before June, until 2012.
Average Sale Price for May is down by a very small amount, now at $188,702.  Active properties is off again as well, the lowest in my memory at 781 active units as of today.  There are 395 pending properties at this time…this is a very low number.

A boating community located on Roberts Bay in Venice Florida.  The Eagle Point Club is over 100 years old and was originally owned by Mrs. Potter Palmer.  The Palmer family designed the Eagle Point Club to entertain potential clients and guests.  The property changed hands over the years and cottages were built to give guests a place to stay.  There are 10 cottages still in use today as vacation and year long residences.  In 1990 the 24 acre fishing camp was sold to Glenn Goodman and Danny Overstreet.  Eagle Point Club of Venice FL has been placed on the National Register of Historic Places.
Today Eagle Point Club is home to 44 single family homes.  The community was built with Key West style elevated homes with metal roofs and large open porches.  Amenities include:  tennis court, clubhouse, 2 gated entrances, private boat house and deck.  Home owner fees are just over $3,000 per year to maintain the common grounds and boating facilities.  The location is perfect for the avid boater, minutes to the Gulf of Mexico with no bridges.  From Eagle Point you are able to walk over the north bridge to access the Venice Fl beaches and downtown shops and pubs. Currently there aren’t any properties for sale in Eagle Point of Venice Florida.  Over the past 2 years there have been 5 properties sale, ranging in price of $350,000 for an interior home site up to $1,700,000 for a 4,500 sq ft home directly on the water.
