Cost to own at Venetian Golf and River Club

One of the questions that is asked by clients the most:
What are my expenses to own a home in Florida? Florida offers communities that are not as common in up North. The most used terms and names of communities are HOA’s, CDD’s, Condo Associations, PUD’s, Maintenance Free, Gated, Attached villas and Detached villas. This becomes very confusing for many clients.

The best way for me to explain would be to use examples of communities.

Here is an example using Venetian Golf and River Club Grand Villa Series.

Venetian Golf and River Club Grand Villas
HOA Fee $736
Includes Guard gated access, security patrol, irrigation, basic cable

Sub Association Fee $1,700
Includes Lawn Care and Irrigation

Venetian CDD $3,427
Common Maintenance, Sidewalk and Road Repair, Area Lakes, Entry Feature and Street Lighting. River Club, Fitness pools and Restaurant, Amenity and Expense Fee

Millage Rate for taxes 1.65%

For a $300,000 home for example your taxes would be approximately $4,000 plus CDD.
Add all of this together about: $9,900.00 “$825 per month”

Mil Rate for taxes 1.62%
For a $300,000 home your taxes would be $4,000 plus CDD
Add all of this together about: $7,250 per year “$605 per month”

Grand Palm Venice FL

Grand Palm Venice Florida

Grand Palm is the newest community in Sarasota County.  Neal Communities plans to develop Grand Palm with almost 2,000 residences planned over the next 10 – 12 years.  Grand Palm will feature an active lifestyle community with many options for residents to enjoy:

Located on the East end of Center Road, Grand Palm is surrounded by Stoneybrook and 75 to the North, River Road and Jelk’s Preserve to the East and Plantation Golf and Country Club along with Venice Middle School to the West.
The homes will start in price in the mid 100’s and go up to the mid to high $300’s.
The “Spring” floor plan is there Cottage series home with 2 beds and 2 baths and a rear load 2 car garage.  There will be 1,079 sq ft with the living area towards the front of the cottage.  The fees for the cottage homes will be just over $1,500 per year, this will include all of the amenities in Grand Palm, along with lawn care.  There will be a District Bond Fee in addition to your normal taxes of $422 per year for the Cottages.
The larger series of homes “Celebration series” will feature the larger home sites 52′ wide and the larger homes inside Grand Palm.  The Sunrise floor plan is a 4 beds, 2.5 bath, 2 car garage two story home.  This home features wide open living spaces along with an option for a 5th bedroom ipo of loft space.  There will be 2,535 sq ft in the Sunrise floor plan that has a starting price in the upper $200’s.  The Fees for the Celebration homes will be just under $1,400 per year, this will include all the amenities in Grand Palm.  There will be a District Bond Fee in addition to your normal taxes of $812 per year for the Celebration series home.
There are 3 other series of homes available as well:
Coral “Villas” Fees around $2,250 per year + $547 bond fee
Cruise “45′ lots” Fees about $1,200 per year + $703 bond fee
Cove “57 lots” Fees about $1,500 per year + $890 bond fee
