Developed mostly in the late 70’s through the 80’s this community is one of the first areas many people drive through when coming to Venice via 75 & Jacaranda Blvd.  Driving along Jacaranda Blvd just after Center road you will notice many tree lined streets with well kept homes.  Many of the streets are cul-de-sacs with views of lakes or golf…sometimes both.  Homes in Jacaranda are continually being modernized to fit the needs of their new owners.

Jacaranda West Country Club is a semi private club with many options for club membership.  There is an active tennis and social club.  If Golf is your game, Jacaranda West offers a challenge for all golfers.  With 4 sets of Tees, this course can be enjoyed by any skill level.  Chip Powell updated the course in 2004 improving on the original design by Mark Mahannah.  A new addition to the club this year, Head Golf Pro Gavin Darbyshire.  Gavin engages guest and members alike, he is a great addition to a great club.  The course protects itself with thick rough and well positioned bunkers and water.  #17 is a 311 yard par 4 that is so much fun…out of bounds to your right, out of bounds to your left, large green protected by this small little pond that shouldn’t come into play…if you play it smart.  The green slopes to the water and they remind you “don’t get greedy with a right flag placement”.  Make sure to play a round when your down, you will enjoy.

November 2012 Sold data for Venice Florida Real Estate.  There were 169 Units sold in November 2012 vs 133 in November 2011.  Currently there are 864 active units on the market and 365 under contract.

Average Sale Price is $191,700 for November 2012 vs $172,246 in November of 2011.
Here are the averages for the month.
3 bedrooms, 2 baths, 1,624 sq ft, listed for $202,001 and sold for $191,682.
The Venice Real Estate inventory remains quite low.  Prices are still trending higher as the lower priced inventory remains in high demand.

Grand Palm is the newest community in Sarasota County.  Neal Communities plans to develop Grand Palm with almost 2,000 residences planned over the next 10 – 12 years.  Grand Palm will feature an active lifestyle community with many options for residents to enjoy:

The larger series of homes “Celebration series” will feature the larger home sites 52′ wide and the larger homes inside Grand Palm.  The Sunrise floor plan is a 4 beds, 2.5 bath, 2 car garage two story home.  This home features wide open living spaces along with an option for a 5th bedroom ipo of loft space.  There will be 2,535 sq ft in the Sunrise floor plan that has a starting price in the upper $200’s.  The Fees for the Celebration homes will be just under $1,400 per year, this will include all the amenities in Grand Palm.  There will be a District Bond Fee in addition to your normal taxes of $812 per year for the Celebration series home.

July 2012 Sold data for Venice Florida Real Estate.  There were 151 Units sold last month vs 148 in July 2011.  Lack of inventory has forced many buyers to wait.

Currently there are 740 active units on the market and 372 under contract.

Average Sale Price of $200,836 for July 2012 vs $171,488 for July of 2011.
Median Sale Price jumped up to $170,000 vs $140,000 back in July 2011.
Here are the averages for the month.
3 bedrooms, 2 baths, 1,646 sq ft, listed for $213,124 and sold for $200,836.
This is the first time since October 2008 that Venice FL Real Estate has crossed the $200,000 average sold price.

Willow Chase of North Venice Florida is a gated community located just about 1 mile east of 75 off of Laurel Road.  Willow Chase is a maintenance free, gated community.  Willow Chase has a club house, heated pool, fitness center, basketball court, tennis court, play ground and nature walk area.  The fee is just under $250 per month, this will give you access to all the amenities along with irrigation for your yard, landscaping and lawn care.  If you are looking for a cozy community, this may be the one…There are 147 home sites with 2 main streets “Cielo Court and Ancora Blvd” and 2 small side streets “Reina Lane and Calais Circle”.

June 2012 Sold data for Venice Florida Real Estate.  There were 162 Units sold last month vs 175 in June 2012.  This is the first breath that we have seen in quite a few months.  Lack of inventory is starting to have an effect on buyers.  They are being forced to wait for the property to come onto the market.  With only 752 active units on the market and 401 under contract properties shows that demand is still high.
Average Sale Price was at $184,248 for June 2012 vs $177,420 in June of 2011.
Below are comparisons of the first 1/2 of 2012 and 2011:
For the first 1/2 of 2012 there were 1,182 units sold at an average sale price of $183,145.  There were 113 Bank Owned sales and 117 Short Sales, giving our distressed market just a 19.5% share.
Here are the stats for the average unit this year:
2 Bedroom, 2 Bath, 1,574 sq ft, Sold for $183,145 with a sale price/list price ratio of 94%, 117 days average marketing time, 163 day average closed time.
For the first 1/2 of 2011 there were 1,015 units sold at an average sale price of $178,954.  There were 156 Bank Owned sales and 86 Short Sales, giving our distressed market a 24% share.

3 bedroom, 2 bath, 1,579 sq ft, Sold for $178,954 with a sale price/list price ratio of 93%, 128 days average marketing time, 171 day average closed time.

May 2012 Venice FL Sold Data

May 2012 Sold data for Venice Florida.   There were 240 Units sold last month vs 173 in May 2011 and 223 way back in May 2004.  The chart for units sold for the first 5 months of 2005 and 2012 are almost identical.  To date there have been more units sold in the first 5 months of 2012 than for any other year…ever in Venice Fl.   To give you an idea of how different are market is today, it took until November to hit the 1,000 unit sold mark back in 2006, we have already eclipsed this mark in May 2012.  Venice hasn’t ever sold 1,000 units before June, until 2012.
Average Sale Price for May is down by a very small amount, now at $188,702.  Active properties is off again as well, the lowest in my memory at 781 active units as of today.  There are 395 pending properties at this time…this is a very low number.

Looking over the data today about Venice Real Estate Sold properties.  April 2012 proved to be the best month for units since the high water mark of April 2005.  There were 239 Units sold last month vs 189 in April 2011 and 249 way back in April 2005.  The chart for units sold for the first 4 months of 2005 and 2012 are almost identical.  Average Sale Price is up for the 5th month in a row to $191,630.  Active properties is off again as well, the lowest in my memory at 845 active units.  There are 459 pending properties at this time…an amazing number.  If you were waiting for the bottom you have missed it…however there is still time to get into this market before inventory levels shrink any further.  Give Me a call at 941-408-5326 I’d be glad to talk with you about your real estate needs.

Venice Golf and Country Club is located in Venice Florida just off of Center Road.  A short drive to shopping, I-75 and Venice Florida Beaches.  The member owned community has just under 600 single family homes.  Venice Golf and Country Club Venice FL is a gated community with 24 hour security.  The amenities are amazing, they feature:  4 Har-Tru tennis courts, fitness center with personal training, heated Junior Olympic pool with Jacuzzi and an 18 hole championship golf course.
If you are looking for a private club…you have found it.  When you purchase a home in Venice Golf and Country Club, membership is mandatory.  There are different memberships available from social, tennis & golfing.  Everyone that owns will have full access to the clubhouse, pool, fitness & dining facilities.  One time entry fees range from $9,000 up to $28,500 depending on the type of membership you would require.  Annual fees range from about $3,500 up to just over $8,000.
Currently there are 51 homes for sale starting as low as the mid 100’s going up to the low $600’s.  There are 8 properties that are pending and 23 have sold over the past 12 months.  Sold properties have ranged from as low as $180,000 for a 3 bedroom 2 bath home on Summerfield Way and as high as $581,000 for a 4 bedroom 4 bath home on Lansbrook.  Sold Price average for Venice Golf and Country Club Venice Florida for the past 12 months was $340,000.
