Ventura Village Venice Florida.  Ventura Village in Venice Florida is a community built by D R Horton.  D R Horton is the largest builder in the United States and are a public company trading under DHI in the NYSE.  They currently have multiple projects going on in the Venice area.  Pennington Place Venice Florida and Willow Chase North Venice Florida to name a few of the communities they are working on right now.

They offer single family homes and maintenance free villas.  D R Horton has 9 floor plans to choose from in this gated community.  The villas are about 1,550 sq. ft. with 2 bedrooms and 2 baths along with a den and 2 car garage.  The single family homes start at about 1,550 sq. ft. as well with 3 bedrooms and 2 baths along with a 2 car garage.  The largest floor plan they are building now is the 2,676 sq. ft. Salina, a 2 story home with 4 bedrooms, 2.5 baths, loft and 3 car garage.  My favorite floor plan is the Jefferson with 4 bedrooms, 3 baths and a 3 car garage.  Price points start in the $160′s up to low 300′s for the larger customized homes.

Quail Lake Venice, Florida

Quail Lake is a small subdivision with 139 single family homes in Venice, Florida.  Homes in Quail Lake were built in the late 80′s and early 90′s.  Many homes feature pools in a tropical back yard along with Tile roofs.  The community offers a Clubhouse, Pool, Tennis Courts, Shuffleboard, Fitness Center as well as a library.  Price points generally start in the low $200′s up to low $300′s depending on size of home and of course location.  Home Owners Association Fees are very reasonable for everything offered…about $500 per year.

Venice Florida Homes Sold February

By the numbers it appears that the trend is continuing in our market.  Currently we have 985 Active units in Venice FL.  There are 485 Pending properties.  Buyers have recognized that the market has shifted when looking at properties.  It has been quite common to find homes going under contract just before they decide to place an offer, or for multiple offers situations that were unheard of just a few years ago.

February price points were up vs last month and last year.  $176,500 vs almost $164,000 in January.  Units sold were up vs February 2011, 152 vs 137.  When combining the first 2 months of 2012 vs the first 2 months of any year since 2000 units sold were greater.  An example of the boom years would be 2004 when there were 293 units sold and in 2005 there were 302.  An example of the worst years 2007 there were only 172 units sold and in 2008, 160 units.  For the first 2 months of 2012 there have been 315 units sold.  Best start of a year for our market in Venice.

Plantation Golf and Country Club in Venice FL

Plantation Golf and Country Club in Venice FL is one of my favorite communities.  They offer everything from a golf view condo for low $100′s up to a large estate in the $600′s.  Venice Communities Development Group is in the process of finishing the final phase in Plantation.  They are building Villas, Patio Homes and Estate Homes starting in the mid $200′s.  St. Andrews East at The Plantation Golf and Country Club is located on the corner of Center and Rockley Blvd.  VCDG is a local builder with options to customize your new home.

The community is built around two 18 hole championship courses.  Ron Garl designed both 18′s and they are both challenging and fair.  There are many different options when it comes to membership inside Plantation to fit any lifestyle.  The Club offers old Florida charm with Har-Tru Tennis, Swimming, Fitness Center and Dining available to its members.  There is a state of the art golf teaching facility which launch monitors and club fitting technology as well.

Stonewalk Preserve in Venice, Florida is a single family home community.  Made up of 73 homesites that are oversized, with only 5 sites left.  Medallion Homes, offers 9 floor plans that range in size of just over 2,000 sq ft, up to 2,615 sq ft.  Price range starts in the mid $200′s up to mid $300′s.  Homes are offered well equipped with the “Bronze package” and for about $20,000 more you can get a home upgraded to the “Gold Package”.

Verona Reserve in Venice Fl,  Taylor Morrison the builder is currently building single family homes and villa units.  The community is in a nice location, just off of Jacaranda and Venice East Ave.  At the main entrance you will find a Publix Supermarket, Golf store, Coffee shop and a few other shops in the plaza.  All of the shops are within a short walk from any of the 165 home sites.  They offer 3 single family floor plans that range in size of 1,700 up to 2,300 square feet and are priced starting around $200,000.  The villa plan is around 1,500 square feet and is priced around $170,000.  Both are very competitive when looking at other communities.

The best part of the community is the pet park.  The pet park features a doggy water fountain, along with a fake fire hydrant.  It is completely gated with lots of green grass and hearty trees.  Benches for owners are scattered through out the area.

The community offers a maintenance free lifestyle.  Single family owners pay $178 per month to the association.  The $178 includes the maintenance of common areas “roads, gates, lakes, fences”, landscaping and irrigation along with use of the community pool and bathroom facilities.  Villa owners pay $272 per month to the association.  The $272 includes everything offered to the single family homeowners with an addition of pest and termite control, homeowners insurance, building maintenance and reserves.

Homestead Exemption for Sarasota County Florida

The deadline to file a homestead exemption in Sarasota County Florida is March 1.  You will need to file a DR-501 application in person at the county property appraiser office.  Florida law requires that the A.  The property is your permanent residence.  B.  You owned the property as of January 1.  C.  You live in the property and treat it as your permanent residence.  Homestead exemptions will give you a credit of approximately $500 off of your tax bill.  Of course there are many factors that go into to this, so make sure to ask the county property appraiser.

Venice Florida Inventory Update

Venice Florida mid February update.  As of today there are currently 1,033 active properties on the market.  There are 405 Pending properties.  405 Pending represents a strong demand for properties.  There have been 51 closings take place this month with the average List Price of $185,710 and the Sold Price of $168,897.  This gives us a sale price to list price ratio of 93%.  Last year there were 137 closings for the month of February.  Look forward to giving a good report at the end of the month.

Community Development District “CDD”

What is a CDD?  It is a government unit that is used to plan, operate and maintain a community for the benefit of its residents.  A CDD will be governed by the landowner appointed supervisors initially.  After a period of time…approximately 6 years, the CDD will transition to residents supervision.  The Board operates under strict ethic and financial disclosure laws.

The benefits to the residents inside a CDD will be consistent level of public facilities and services…Examples “Road Maintenance, Landscape around the community etc.  The board will determine the quality, type and expense of the facilities and service.  The district community ensures that the development of the facilities and services are completed in line with other parts of the development.  The CDD and residents working together help protect the property values in the community.

The expense of a CDD is paid by the people that benefit from the services.  The CDD is assessed through the county tax collector.  Generally there will be a fixed assessment and a fluctuating assessment for operations and maintenance.  In general the CDD will add between $600 – $1,200 per year to your tax bill.
