Hidden Lakes Club Venice Florida

Hidden Lakes Club is a gated single family home community.  Situated between I-75 and East Venice Ave, just off of Jacaranda Blvd makes the community very appealing.  The community amenities include Club House with gathering room, fitness area, swimming pool, hot tub, play ground, basketball court and tennis.  Home Owners fees run about $2,000 per year, this includes all the amenities above, gate & road maintenance along with irrigation for lawns.  Homeowners take care of there own lawn and trimming of bushes and trees.  For more information about this community, give Mark a call at 941-408-5326

One of the questions that is asked by clients the most:
What are my expenses to own a home in Florida? Florida offers communities that are not as common in up North. The most used terms and names of communities are HOA’s, CDD’s, Condo Associations, PUD’s, Maintenance Free, Gated, Attached villas and Detached villas. This becomes very confusing for many clients.

The best way for me to explain would be to use examples of communities.

Here is an example using Venetian Golf and River Club Grand Villa Series.

Bellacina is the 9th Esplanade Community by Taylor Morrison in South West Florida.  Pricing starts in the low $300’s for a villa with about 1,700 sq. ft.  The largest home they offer at this time Trevi VII with 2,740 sq. ft. and a base price in the mid $400’s.  Lot premiums in the community could add up to $55,000 along with additional upgrades, which most will spend between $25,000 – $45,000 without a pool.

Sarasota National A WCI Community Venice Florida

Sarasota National is back.  WCI has purchased the golfing community in Southern most Venice.  They are offering single family homes from 1,600 sq ft up to 2,039 sq ft.  Carriage homes will be offered as well in the initial launch…The Carriage homes range from 1,710 sq ft up to 2,376 sq ft.  Sarasota National golf course offers 18 holes of open play with large greens and fairways that are quite forgiving.  Currently WCI is preparing the boulevard, golf club and course to be ready for season.  The sales center is open and they hope to have everything ready for a soft launch the first week of September.  Models should be open October or November for potential homeowners to view.  This will be a great addition to Venice.

We like to go in the spring and fall and enjoy 3 – 4 hours walking the raised boardwalk area.  There are swings and a small zip line that the boys enjoy.  It is so quiet and a neat drive to see the other part of Florida.  From Venice it is about a 1/2 hour away.  “Nikki says that she likes the raised boardwalk”

For summer fun, this is a great water park.  Slides, cliffs and a lazy river keeps everyone happy make this a full day trip.  From Venice it is an hour away, right across the street from Busch Gardens.  “I like the Key West Rapids Ride the best”

Any time of year is a good time to go to the MOTE.  Watch the sharks, pet the stingrays & pick up a sea creature.  This is a good 2-3 hour excursion that is only about 1/2 hour from Venice.  “Evan likes petting the Rays”

Another good place to go any time of the year.  Ride the zip line, walk the ropes course up to 36′ high, and watch a movie at the IMAX Dome.  3 – 6 hours can be spent here.  Things to do for all ages 2 – 100 will have fun.  It is about 1 hour from Venice.  “Nate likes the rope course”

Venice Florida inventory of homes

Why inventory of homes for sale is falling in Venice Florida.

When I arrived in Venice Florida back in 2004 I was amazed at the low inventory.  In early 2005 there were more agents in town than properties on the market.  Starting in August of 2005 the market started to change…South West Florida was one of the first areas to notice the effect of the slow down and inventories started to grow out of control reaching over 3,000 units for this area.
Inventory levels rose mainly due to demand going down in Venice.  In 2002, 2003, 2004 and 2005 there was an average of 2,035 units selling each year in our mls.  This isn’t counting the 100’s of new homes and condos being built in that time frame as well.  From 2006, 2007, 2008 and 2009 there was an average of 1,269 units selling each year in our mls with practically no new builds in 2008 & 2009.
Inventory levels started shrinking as property prices found a bottom in Venice in 2009 and 2010 causing consumers to recognize the worst was over.  Consumer confidence started to build and the sunshine brought them back.  2012 was a banner year…best since 2005 as far as units sold.  There were 2,111 units that sold in our MLS.  New construction is at a fever pitch with many communities nearing completion and other communities taking off.
In 2008 there were 283 closed properties in the first quarter…This year there have been 596 closed properties in the first quarter.  The average sale price in Venice for the first quarter was $192,000.  Last year we had 533 properties close in the first quarter at an average price of $177,000.  Venice Florida and Nokomis Florida have bounced back.  Single Family homes are on a constant rise and in High demand.  Condos and Villas have taken off and are trailing Single Family homes in appreciation.
To go back to the original question in this blog…why are inventory levels so low:
Demand is back
Insurance and Property taxes are stable
People have confidence in the investment
The volume of Cash buyers in our market
Value…this is the best reason I can think of…Buyers want value and Venice offers them that.  We have went from an average sale price in 2005 of $300,000 plus to just under $200,000 now, and going up.  Consumers recognize value.
